Intea and the Police Authority have entered into an agreement to expand the premises in Linköping for the police’s National Forensic Centre, NFC, by just over 5,000 sqm. At the same time, the existing lease agreement is extended by 15 years.

Since 2001, the Police Authority has leased operational premises for NFC of just over 14,900 sqm of lettable area in the Garnisonen area in Linköping, with an annual rental value of SEK 33.3 million with 85 percent CPI indexation. The operation requires laboratory space in the Garnisonen area, close to Region East. This need is now being met through an expansion of 5,050 sqm directly adjacent to the existing premises. Once the new premises are completed, the total lease will comprise approximately 20,000 sqm.

The annual rental value for the total lease is estimated at SEK 49.5 million with 70 percent CPI indexation. The investment for the additional premises is estimated at SEK 235 million*. The lease term is 15 years from the date when the extension is completed, tentatively in the first quarter of 2028.

Once the new premises are completed, the Police Authority’s total lease in the Garnisonen area will amount to approximately 50,000 sqm.

In May, the new zoning plan for the Garnisonen area gained legal force, thereby creating new building rights of 66,000 sqm in the area. This means that the premises needs of both existing and future tenants can be met within the area for many years to come.

The lease agreement is subject to customary governmental approvals.
