Niam Real Estate, on behalf of its Core-Plus II fund, has entered into an agreement to divest four retail properties in #Bernstorp retail park in Malmö to Svenska Handelsfastigheter. The transaction is valued at SEK 928,5 million.

The portfolio consists of approximately 48,000 sqm of lettable area, fully leased to 22 tenants, including leading retailers such as Bauhaus, Jula, Elgiganten, Citygross, Stadium, McDonald’s and Lager 157. 

The divestment is in line with the fund’s strategy to invest in well-located assets with strong cash flows and to crystallize value through active asset management.

"This transaction reflects the successful execution of our value-creation strategy for the Bernstorp portfolio. We are pleased to hand over a fully leased and well-positioned retail cluster to Svenska Handelsfastigheter, a long-term owner with a focused retail platform," said Rikard Henriksson, Managing Partner at Niam.

Closing is expected on 26 May 2025, subject to customary conditions. Niam was advised by Cushman & Wakefield and Roschier Advokatbyrå.
