Niam Real Estate, on behalf of its Core-Plus II fund, has entered into an agreement to divest two properties in Flemingsberg, Huddinge Municipality, south of Stockholm. The transaction includes the retail property Generatorn 4 and the public property Generatorn 5—both fully leased assets with strong cash flow.

The properties are being acquired by Delcore Fastigheter, a joint venture between ICA Fastigheter AB and the pension company AMF.

During the holding period, Niam has benefited from strong and stable cash flows generated by fully leased assets. In addition to asset management, Niam actively contributed to the positive development of the Flemingsberg area. Niam is also a committed participant in the organization Collaboration in Huddinge, (Flemingsberg BID), a local initiative launched by the Municipality of Huddinge together with local property owners focused on improving social wealth and supporting children and young people in the community. The divestment is in line with the fund’s strategy to invest in well-located assets with strong cash flows and to crystallize value through active asset management.

“This divestment reflects our commitment to creating long-term value by combining strong asset management with active engagement in the local community,” said Victor Wettergren, Fund Manager at Niam. “We are proud to have supported both sustainable financial returns and positive social impact in Flemingsberg.”

Niam was advised by Savills och Roschier Advokatbyrå.
