Prisma Properties (publ) has signed an agreement to acquire the property Malmen 8 in Norrköping from Corem Property Group, at an underlying property value of approximately SEK 20 million (excluding deductions for deferred tax). The property is leased to MAX, Pizza Hut, and Preem, generating a total annual rental income of approximately SEK 1.2 million and a WAULT of 5.5 years.

Malmen 8 is strategically located in the Ingelsta retail park, one of Norrköping’s most well established hubs for retail and services, just off the E4 motorway north of the city centre.

Prisma already owns the building housing Pizza Hut, which was previously situated on leasehold land. Through this acquisition, Prisma gains full control of the site – creating better conditions for the long-term development of the area. Over time, the site may also be complemented with EV charging infrastructure, in line with Prisma’s ambitions within modern service retail.

The acquisition also marks Prisma’s first MAX restaurant in its portfolio – a strong addition to the company’s growing QSR segment.

“While this is a relatively small acquisition in financial terms, it’s a strategic one. We’re strengthening our presence in an expanding region, securing a well-functioning property in an attractive retail location, and gaining control over a site with development potential,” says Tom Hagen, Head of Transactions at Prisma Properties.
