Sveafastigheter continues to strengthen its position within the residential segment in Sweden through the new construction of 178 apartments.
Sveafastigheter, one of Sweden’s largest pure-play residential companies, manages and develops long-term a wide range of attractive rental properties in growth regions in Sweden. Today, Sveafastigheter is adding more residentials to its existing portfolio with the start of construction of a new residential project in Skellefteå.
- Sveafastigheter is one of Sweden's leading developers of new rental properties and with this project we look forward to adding sustainable housing to our portfolio in Skellefteå. In times when residential construction has slowed down considerably, the start of construction is not only a sign of strength from us, but also a clear indication of the potential of our development portfolio, says Erik Hävermark, CEO, Sveafastigheter.
With the project, Sveafastigheter continues to build homes in cities with a large housing deficit, something that is particularly important in Skellefteå.
- This is the most important construction start in Skellefteå in a very long time, as there is a high demand for more housing due to the large inflow of people. For us in the municipality, it is crucial to cooperate with long-term and stable partners such as Sveafastigheter in order to manage the housing supply, says Lorents Burman, Chairman of the Municipal Board, Skellefteå.
The frames of the houses are built of wood to reduce the climate impact. At the same time, an attractive and safe living environment is created with the help of common spaces for the residents. After completed construction, Sveafastigheter will own and manage 1,720 apartments in Skellefteå.
The project consists of four houses built at different heights of three to ten floors with one to five rooms and a kitchen. There will be a community centre with a kitchen, sauna and playground for the children. The project will be certified with Miljöbyggnad Silver and is being carried out in collaboration with Lindbäcks bygg, which is building and financing the project.
- We have collaborated with both Skellefteå municipality and Sveafastigheter for many years, and it is with such long-term partners that we are able to find opportunities in a difficult market. When we can control the design and construction phase, we reduce construction time, increase cost control and reduce climate impact, which is crucial for construction starts today, says David Sundström, CEO, Lindbäcks construction.
The first move-in to Sveafastigheter's apartments is expected to take place in autumn 2025. After completion of the project, the apartments are expected to generate an annual rental value of SEK 23m.
