The supply of apartments has been at a high level for a long time and continues to grow as the year begins. In April, a new record level was reached with 38,647 apartments for sale, the highest figure since Hemnet began tracking.
This increased supply can largely be explained by the long selling times that have characterized the market in recent years, with a median time of 27 days in April. That is an increase from the previous year and represents nearly a doubling of the selling time since 2021, when the median time was 14 days.
This time of year usually brings increased activity in the housing market, with more properties being listed and sold. Historically, supply continues to rise during the spring and typically peaks around Midsummer.
The high supply levels are visible throughout most of the country, and 11 counties recorded a new all-time high in April. The largest year-on-year increase was seen in Västerbotten, where just over 900 apartments were for sale in April — nearly 60 percent more than the same month last year.
“Despite the supply having remained relatively high in recent months, it continues to increase. The caution that has characterized the market over the past two to three years is still present, leading to longer selling times — and this, in turn, keeps the supply high. Long selling times do not directly affect prices, but the risk of weaker price development has increased due to recent uncertainty about the economic outlook. On the other hand, there is growing support for further interest rate cuts, which usually has a positive impact on the housing market,” says Hemnet’s market analyst Erik Holmberg.
